RE: Fortified Roof

Thanks everyone for the information and encouragement. I applies Wednesday, and heard back Friday that I was approved. They even give you a list of potential contractors that are qualified to do the work. Living in Massachusetts the bureaucracy is daunting I would never have got this done this quickly and efficiently. Everything was straight forward,
Thank you

That is great news! So happy the group followed up quickly!

RE: Fortified Roof

I picked out designer shingles that were a bit more expensive and the roofer had to order them ...but that was okay given the grant reimbursement....I wanted what I wanted since it is a one time shot).

Bentmtn

I'm usually not a fan of blue shingles, but those DO look good. Thumbs up

Yeah, building supply houses don't stock the blue hues. A co-worker has blue on his house. When he built his detached garage he wanted the same shingle on it (of course). IIRC he had to wait 3-4 months to get 'em.

Thanks, Stumpy! I never even considered blue until I saw the samples. I am more of a gray or tan or something neutral person, but I wanted something with color as our house is so gray and tan and thought I could get away with it on an island! Just needed a pop of color IMO. Very happy with my choice! I'm the one who painted double Adirondack chairs here in orange, purple, green, yellow, and red. Haha!

RE: Fortified Roof

Looks great. It takes a bit of hot sun to get them to seal tight. Fingers crossed!

Greg MD

You hit the nail on the head...so to speak...of the hot sun sealing. Contacted the roofers today as some of the shingles have bowed up as the hot sun didn't set them down. Just a couple but it's brand new....I'm sure the storm had a lot to do with that. They came out immediately and fixed. You called that one!!

RE: Fortified Roof

Yup, Bent. I didn't want to alarm you but it takes about two weeks of warm sunny days for the shingles to relax and seal. I have the GAF Timberline architectural shingles and I love the look. They are heavy and have a 40 year warranty.

Yep...you called it for sure!! Glad it was fixed!

RE: Fortified Roof

Make sure they leave a few sheaves of shingles when they are done. The corners get picked up pretty good down here from the nor easters and you end up replacing a few every year.

That's a great tip! Thank you!

Ok more questions!
I got 3 quotes for the fortified roof out of 7 requests. I attempted to read all 3 quotes, but they are all so different in their descriptions, and not familiar with terminology. Has anyone had any work done by Rooftek, Roof monkey or Gibbs Daughters?
Thanks for the help.

RE: Fortified Roof

"They hail from Grandy and are so professional."

That's not something you read everyday.

Hey Mass! All three are certified (documented) in the program, yes? Assuming so, fortified is a "compliance" standard...i.e. not a whole lot of wiggle room...either the work is compliant or not (meaning they are certified or not). When ours was done, the FEMA folks (inspectors) came by at least three times during the project to inspect each "phase".

Might you have any neighbors that have had this done that you can get refs?

You could always post the quotes (redacting personal details) as there are some pretty savvy construction folks on here.

I chose Roof Monkeys as did my neighbors. Very happy with their work.

RE: Fortified Roof

Thanks for the information. When I read the fortified roof contract they have very specific standards, however the price difference had me wondering how 2 companies could have such varying prices. Some were almost $4000.00 difference. Where I’m so far from the house I’m trying to avoid problems. Thanks for the information

RE: Fortified Roof

Apparently it doesn't apply to Manteo. We were denied because it's not a barrier Island. That just SUCKS !

Have your roofer install Timberlok screws down through the rafters into the top plate. Cheaper than hurricane ties and maybe even better because it prevents the top plate from rolling during uplift.

You put your policy number and zip in where is ask for them to check eligibility and it said you were not in an eligible area?

RE: Fortified Roof

Something doesn't add up......looks like all of Dare County is eligible.

RE: Fortified Roof

We had to change insurance companies...one that fell within the roof program, in order to be eligible for this grant. It was not a problem at all to do it.

Perhaps when you checked on your eligibility, and you keyed in your current insurance policy number, you were rejected because you have a policy that did not fall within the guidelines. I understand that Manteo real estate is eligible for the roof program so it could be that you need to check further. Call the Grandy Administrator office for the roof program and ask for Teresa. She is a wealth of information for this program and was our inspector. She will tell you all that you need to know and how to do it.

Edit: Attached is info for the Grandy office. We dealt with Teresa MacPherson as she was assigned to us and not Mr. Goins. But ask for either of course. The contact number is noted on the attachment. Good luck.

RE: Fortified Roof

I live in Manteo and just got accepted pretty quickly. Applied on Wednesday, got accepted on Friday. The most the Underwriters will give you is $6000.00 for this round. The 2024 grant will go up to $8000.00. My roof will cost about $8500.00, so it will cost me $2500.00 for a new roof. Don’t forget the money you receive from Under Writers will be a taxable income. From what I under stand I will receive a w9 tax form in January and pay taxes on this. Ugh.

That's a hell of a lot better than having to pay for a roof on your own! I wish I had some freebies thrown at me when we replaced ours inland a few years back.

We will be making some calls about this today.

That's good that you're calling. Miss Alliegirl said that they quoted her 6K and I am guessing it is that for her particular area, but we were reimbursed 8k last week and our home is in Frisco.
