Dogs in the house




So I rented through Outerbeaches again and this time I have three dogs as I just got a new puppy. I called Outerbeaches to see if I could bring a third dog into the house. Usually only two are allowed. They checked with the owners and they have allowed me to have the third dog. I really didn’t want to put one in a kennel. I also have reserved a house in April through Midgett and I called and asked them too. The owners of that house agreed also. This is just a shout-out of thanks to those two agencies and owners. I am very appreciative. Two excellent agencies. Thumbs up

Exactly right. And good for you to ask - most would have not. As an owner that allowed pets I was asked a few times, but found pets in the house they never paid to be there often. Sad smiley

We do not allow pets, now that I have found kitchen chair legs CHEWED.
Not that I have anything against pets, but during the time a pet is doing damaged, it would be appropriate and appreciated
if that pet owner would 'fess up' for proper action/repairs could be made for incoming guest.

We have two dogs we bring to our house in Corolla. One of our daughters has two and another daughter has two. When they come for weekends and the summer it is sometimes chaos with 3 Australian Shepard’s, 2 French bulldogs and a German shepherd. They are all well behaved but dogs will be dogs. Here are two of the Aussies on a completely empty beach this am in Corolla.

Be careful about the dogs allowed unless you know the owners are good doggie parents. Our house in Avon in 2019 was practically destroyed by a dog that evidently was never let out for the entire week. Subflooring and all flooring had to be replaced . It was like they let their poor dog pee in the house all week. I was devastated...especially when OBR said there was nothing they could do and did not give us a cent on the flooring which amounted to 9k. They did however send over a guy to replace the blinds that were bent and ripped down. We had to toss out a nice leather footrest and re wired the lamp cords that were eaten through. The pm didn't even come over when the construction guy came over to cut out the pee subflooring and put in new. We invited them and gave them thr date, but no one showed up. And...this year they charged us a 200 civic fee for "taking extra phone calls." Even tho it was debited in may and we didn't rent our home until June. They received the PPP....we did not. Hmmmm. Just be careful...you won't get a dime back for dog damage from that outfit. We're over it! We're dog people and our dog goes with us to our beach home, but we take her out and treat her well.

Amen! We often vacuum when we arrive to get rid of the previous dog hair! We cover any furniture our golden might be on. No bad dogs, just bad dog owners! And yes, I also scoop mine and others from the yard!

My biggest complaint when renting to dog owners is they should CLEAN UP THE POOP IN THE YARD!!!!!!!!!!!

The last set of renters we had, had 2 big dogs (I know b/c I FB stalked the renter) and they didn't clean up ANY poop. I had piles all over the yard. The dogs were fine in the house, but seriously, who doesn't clean up their poop all week and leaves 20 piles in the entire yard???

Ha - I’ve told this story before on here but be careful what you ask for. I was walking to the beach on a turnover morning and saw a family with car loaded, cleaning up the dog poop in the yard before they left. Only problem was that they were using a kitchen spatula. Make sure you wash your kitchen utensils too.

We sold our Avon home this past November and bought a home in brigands bay in Frisco on the sound. No more renting for us! We've been renting for 16 years and time to leave my toothbrush at the beach house! I see that you have a home in Frisco! We need to get together. I will have to figure out how to pm you and want to hear your story.

I do need to add this piece. Our policy was no pets in summer of 2020. Someone snuck a dog in and our sweet neighbors called us to advise. The pm was called by us and they arranged for the pet via the renters to book him at a pet retreat. They were very helpful in doing so and the person that we dealt with at obr made sure that the dog was there the entire stay so that was a relief.

Unless you're well heeled and do loans frequently as part of your business expansion and wanted the PPP for the low interest and the forgivable portions, PPP is mostly a trap. The record keeping required is beyond the scope of knowledge o most small businesses and many suffer more harm than good (ask those who took them after Katrina, for just one example). But you could have gotten an EIDL loan, including the small grant. Both do have to be spent on certain things though, as well, so not always helpful. As the loans kept office staff in jobs and off unemployment, I'm glad OBX PMs did take advantage of loans.

Unless the guests were willing to foot the bill for repairs, the only recourse for larger expenses is a lawsuit, absent any insurance you carry that might cover it (there are some damage policies that can be owner purchased and paid for and built into the cost of rentals instead of the guest purchased variety offered through most PMs. That's why many owners prefer direct rentals, and to utilize something like Owner Rez for that purpose. That wouldn't have paid all of your out of pocket costs, but would have paid a good portion, and the policy cost is not high (because most guests don't do damage).

For the most part, in my neighborhood, the owners walking their dogs don't pick up after them. They usually don't even carry any plastic with them. When we rented our homes out, they were dog-friendly. I learned to use throw rugs around the house and I always had to throw them out at the end of the season or wash them very well. I never did find out where that pet fee that was charged went. It wasn't paid for me and no extra attention was given to the home. A complete mystery.

It's odd that some PMs keep the fee, and some pass it on to the owner (or part thereof, after commission). No way would I ever allow pets in my home, allow a third party to charge a fee for that, and let them keep it.

Allowing dogs does mean furniture and carpet steaming more often, and more laundering and sanitizing of textiles, etc. and a pet fee can normally easily fund both those extra services and the extra burden on a cleaner.
