Surf or Sound email? 2021 pre reserve?




I got an email last night to pre reserve for 2021 already! Now it’s a fee plus a deposit! I don’t know how I feel about planning vacation that far ahead. I love the house we found and don’t want to lose out but it seems like they are really squeezing all they can out of us.
Where does the money go? Does the deposit go to help the owners? No I didn’t ask yet, but I’m sure I will get a canned answer. I’m all for it if it’s helping the owner! If you cancel because the rates increased 4% you will get your deposit but not pre reserve fee.
Sorry, I just feel like it’s getting out priced for the hard working families.

Home Protection fee: $70

Taxes: $305
Travel insurance: $186

Grand total for the week of May 9th-16th:

$2,967

$800 in taxes, fees, and insurance for a week at the beach.

The next time a recession hits America, these people are in for a real shock. It's just not sustainable for a five-bedroom home in Rodanthe.

The wealthy and top 10% aren't vacationing at the Outer Banks. The prices don't reflect the area.

We booked our 2020 week, 2 years ago through S&S, last year someone had grabbed our week ahead of us. We dont mind doing it because the house were getting has everything we want (oceanside, pool, elevator, in avon) and at the price range were looking at there are only a handful of houses available in mid june.

2021? Umm, no. I still don't know what we are going to do in 2020...We did Yellowstone last year, so this year should be the NC coast. To many moving parts right now to lock down anything.

As far as cost goes, we can afford those big houses in peak, but there's no way I could justify it to myself. For us, the house is secondary to the location. We spend far more time out of the house than in it. I completely understand that to some, the house is a big part of the vacation. I do get that. To us, it's a place to come back to rest and sleep.

Gotta save up so that one day I can be Jimmy and post daily pictures. That's my personal goal. Laughing smiley

Paying for anything that far in advance is very risky. The company is trying for a profit from you way before they should. What if they go out of business, what is the owner does not extent the contract with this group, what if a hurricane damages the property and it cannot be rented. What if you get sick and can't go....you get the idea, on and on. Don't do it!

Simple economics 101 = Supply and Demand and as long as they get the demand all works here and it seems to still be working. That said I think booking a year ahead and charging for it is ridiculous. Pure 1000% marketing to lock someone in.

It's only that low because PMs usually pay at or just above minimum wage and pass on only a portion of costs as a cleaning fee. The amount they list as a cleaning fee to the guest is almost always significantly less than what they charge the owner as a cleaning fee. It's mostly just an arbitrary fee. They select an overall number point and then juggle fees around to what looks most presentable.

Our company does not have our own cleaners to do 570 homes a weekend so we hire a couple cleaning companies, some PM's do it themselves but it adds a lot to deal with and requires many more employees. But what we charge an owner is exactly what we charge a guest - THE SAME!

I had a great and candid chat with the owner of an 8 br OF home in PI last September when Dorian chased us out. She is responsible for her own cleaning crew. She owns 2 massive houses on the OBX. One OF in PI and another 9 BR OF in Duck, She basically supports a local family in exchange for taking care of her cleaning for these two mansions each turnover day.

The cleaning fees are all grift by the PMs according to her.

Booking for 2021 with a fee? No Thank you.

We booked a condo in Hatteras last June...booked it 11 weeks in advance. Had a great time. I also book once a year around Harkers Island in August for crabbing and shrimp. All of August is still open where I stay. I will book next week.

Current "supply and demand" rules if you let it, but there are other choices.

Hell, I could be dead in 2021, although I feel pretty good today.

No, going by actual numbers. I can't say I've looked a what Joe Lamb does in particular. I was mostly responding relative to the PM mentioned, though there are at least 3 others that list fees to the guest differently than the invoicing to owners reflects.

The people doing the cleaning - whether through a PM as an IC or as an IC or employee of a hired service - are generally making poverty wages.

Regardless, the point is that $75 is low for cleaning even a 2 bedroom unless that cleaner is getting the benefit of being an employee with included benefits like health insurance. It's roughly the compensation for 2 hours cleaning work for one person at a basic living wage.

make sure you get the insurance,, we lost 4 full days last month using S&S,, did another house with S&S and Read all the reviews because the last house we rented last week, was like 1985,, everything was old and broken,,they dryer was so bad I tried to clean the lint and got all cut up,,I personally clean everything when we get there and when we leave its just my crazy habit,, but, would love to get rid of the extra fees,, this last rental we are this week in is a private owner everything is top notch,, no cleaning fee either,,I already started cleaning since this morning,,,sad to leave ,,

My other question is...where is the deposit going? Does the owner get it? If so, that’s great, they can use it to update or whatever. But if it’s to the rental agency, I disagree.

If you can find a direct rental with an owner that really is the way to go. Save on fees and have direct communication with the owners with questions or concerns.

I don’t believe the owner gets any money until the tax year of the actual dates of the rental. The PM holds on to the money. The only advantage to the owner is an early reservation for 2021.

I preferred the days when you could reserve the house for the following year the last week of your current stay. That way you knew if the house fit your needs. Over the past 40 yrs we often stayed in the same house year after year. But because of the jug handle bridge this year, we are staying in a new house in a different area so we don’t want to commit to 2021 before we have even seen this house. We could potentially lose our 600$ pre reservation fee if we didn’t like the house and didn’t pick 2 wks w another SOS rental.

As an owner you wont get a dime of any money until the start of the calendar year for your home. If someone books in june of 2019 for the june of 2020 the money is held by the rental company until sometime in February where the 1st 1/2 of the rentals will be released to you. After that as the monthly rentals are completed you get the preceding month of completed rentals paid out to you minus all remaining fees and service calls for that month.
As far as cleaning fees. and pet fees the owner gets none of the money. The pet fee is a complete scam. they do nothing more to clean your house with a pet fee than they do for a non pet fee. The fee is supposedly for the additional labor that is needed to clean a pet house but the reality is they neither pay the cleaner anymore nor expect anymore from them when cleaning the house.
Our former rental company would charge $85 plus a 35 pet fee to clean our 4 bedroom house on a sunday turnover. The cleaner was expected to clean the house, kitchen, strip the beds make all the beds and put out a welcome pack of soap and paper towels for the next guest in 4.5 hrs ( assuming the renter actually checked out on time).
All the cleaners are contract employees who receive no benefits and are 10-99 employees so they absorb all liability since they are contract employees. The cleaner for our house received $45 dollars to clean our house.
That is/was fing criminal.
The only way she could clean our house in time was because she used her 2 pre teen daughters to help her clean the house and they got a little bit of her money. We always paid her more every month when we found out what she was being paid. When we left our rental company we asked her to clean our house every week and pay her $140 a week. She is happy since she can now clean less and get paid more. The house is spotless (yes I am bragging but it is)

Years ago we thought toyed with the idea of doing a rental on property we had in Nags Head. So very glad we never took that step. I know now I would never have the stomach for it.
