2020 Deposit




We moved to a new house this year through Village realty. Loved the house and put in our advanced registration for the same house for 2020. I received an email today with the contract for next year and they want a 50% deposit by 7/23. I am not used to paying a deposit this early and last year our deposit of the same house/same rental company was 11/1

Is this something new? has anyone else experienced this?

Have the owners locked in rates for 2020 already?

Is your 50% down payment refundable if rates go up or you choose to go in a different direction?

The house better be freakin palatial amazing for that to fly in my book.

Yes rates have been locked with relatively no increase. The house worked perfect for us and we love the location. Until this year we had been in the same houses for 20 years but this year decided to move farther south and put the whole group in to one house. We just don't want to move again but may be forced to, I think this is pretty unreasonable. They are asking for around $5K with less than a weeks notice.

Village has been advertising (at least in my email) that they're doing 2020 bookings already. I'm booked already with Outer Beaches. Honestly, as fast as houses seem to be already booking up for next year I'd be leery about waiting much longer.

A cool ten grand for a one week rental is no small thing.

I’d be hesitant, but if you loved the house it
might be worth it to call the PM company and offer like a grand to reserve?

If you’re the kind of family that can throw down that kind of cash I think they might play ball.

Worst case scenario they say no?

Yeah, this being the first year they're doing it this early I imagine they're going to get a lot of pushback, especially from repeat renters. Doesn't hurt to give them a call and try.

Just so you know Outer Beaches realty, Sun Realty and I think Seaside vacations still have....monthly payment plans, I have my house for 2020 in a 12 month payment plan already. IMO that's the way to go. I saw Sun was just offering this plan recently. I had a very nice house in kitty hawk that way one year.
