I have always know that Southern Shores is one uptight town. The town motto is: Don’t even think of parking here. But get a load of this idea in the linked story.

I get where you're coming from, it seems awfully invasive. But on the other hand, it's only for groups of 25+ which seems like you're getting into event territory anyway. Maybe Southern Shores and the property owners there don't want large groups coming to their area or renting their houses? I can imagine that could get loud and disruptive, not to mention the greater wear and tear on the house that comes along with large groups.

I mean if it was 10 or more people, then sure that would probably drive away your average family not wanting to deal with liquor license nonsense. But again, maybe Southern Shores doesn't want as much rental activity and is trying to be more of a place for full-time residents?

While I can't disagree that Duck and southern shores have some restrictions, this seems reasonable. Not having any personal experience there, other than driving through there, take my opinion with many grains of salt.

I did find it interesting it was the opinion of Realtors (trademark required).

We regularly hosted Thanksgiving with 25+ guests. It's nobody's business but mine.

Not true. SS was blindsided by SAGA who went to Raleigh and convinced ($$$) the legislators to pass a bill that would allow a "home" to be built with more than seven bedrooms as long as it fits into the max square footage designated by the town. Before that law was passed SS had building codes on the books where you could not have more than seven bedrooms, 6000sq ft and a max capacity of 14 people and septic for 14 people. Now that Raleigh passed the new law SAGA is building two new homes with 12 bedrooms with a max capacity of 24 and parking for 17 cars. They will also be allowed to have parties, weddings, etc. with a hosting max of 100 people.

So this is probably in retaliation to what SAGA did and if upheld by the courts, which I doubt it will, it will limit what can be done with that place. They also have people watching for illegal parking and will tow every vehicle in violation.

The saga, pun intended, continues. Stay tuned.

I don't know. Seems like portions of the proposed code will not pass "Constitutional muster". Such as a list of everyone in my house. It use to be oh so simple. Loud party = calling the police. There, no permit or impact study needed. Don't give up your freedoms...you never get them back. USA Flag

I'm torn on this one, on one hand there is no way I am giving any agency a list of my party guests and the "3 times a year" seems very arbitrary. However, if SS wants a certain low-key ambiance to attract people looking for a quieter vacation I can't fault them for that either. I guess it is like most things if you don't agree with the policy don't go there. If it affects the bottom line you would see an about-face in no time smiley.

I don't think anybody mentioned houses that are geared toward Events, such as Weddings. Without getting technical about definitions of a Family Gathering say at Thanksgiving, I think its proposed to control the huge houses (Bigger than a typical McMansion). I'm talking about the 15, 20 Bedroom Mini Hotels. Those are being used for Commercial Purposes (Events), not the typical Family Gathering. These Events bring more problems than your Typical Vacation Gathering. I know I'm splitting hairs.

The contempt they seem to hold against anyone and everyone but themselves is staggering to me.

Back in the old OBC days there were plenty of parties numbering more than 25. Some of them held at my little house that sleeps 14 !!!!! lol ! Imagine
I'd be damed if I had been required to seek town/abc approval to serve food and drink to a bunch of dangerous freaks that I met online, I mean really if I want to meet strangers on the internet thats my business !

Yes, but you would be amazed at the way some folks abuse their privileges. I have a friend who owns one of the motels in Nag's Head, and she has told me all kinds of stories about what goes on at some these shindigs. She's had to cal the police numerous times because people in mcmansions have gotten so loud and out of hand. She runs a family motel and she works very hard to keep it that way. For example, One of those large houses has outside speakers supposedly for music, but one night the renters actually had porn playing on the speakers outside where families with young children could hear it! Now that's just plain rude and inconsiderate. Sadly, it's those kinds of things that ruin it for everyone else and why rules get put into place.

I think it's also designed to limit the situation where multiple groups rent cottages, one being water front (ocean or sound) in the same general area. Then they all converge on that one house for parties (you know, the epic, once in a lifetime type).

Our guests certainly have every right to enjoy their beach vacation, and they should - just be respectful - clean your schit up early the following morning, turn the outdoor music/lights down/off after midnight, etc. When some vacationing visitors get near the water they simply go nuts.

One buddy lives next to a McMansion - he installed a zillion watt arena style light that faces the McMansion - when things get too crazy next door he flips that sucker on. He once (pre light install), when the outdoor music was blaring at 2AM, walked into the house, walked up to the top level and turned off the amp - folks passed out everywhere, no one even noticed him.

I see that this proposal was rejected by the SS politburo and their recent conclave.
