Those photos remind me of something we call up north THE PROJECTS….low income housing with no privacy and neighbors right there. I see no modern look about them. And as far as Cottage Court?? Is somebody getting paid off on the Outer Banks to allow this kind of construction???? I would be looking into that.

Fancy, expensive projects. Some of the folks at Rocketts Landing have a water view. This is from The Boathouse restaurant site. The restaurant is on the left end and the tank farm is far down to the right.

Unfortunately that style appears to be the soup du jour for builders, at least in parts of the south. Richmond and Wake County (Raleigh area) has seen a lot of new, higher density housing and it all looks just like that and it's definitely not low income.

I don't think it's for our age group, either, so there's that. Laughing smiley If I want to feel old I go to some of the "hip" areas of town as a gentle reminder than I'm no longer a young professional straight out of school that would be more interested in something low maintenance right in the heart of the action like that. That's a young person's sport.

It is called a "Cottage Court" by SAGA and the town of KDH ok'ed it. To call that a "cottage court" is beyond a joke. It is on a private sewer system there in KDH so no septic needed.

When they started planning for that project, way back in 2020, it was originally pitched by the town as their desire to see something like the nostalgic cottage court idea. SAGA had originally planned on building two 30 bedroom houses on the lots (the old house was sited on two lots. The house next door also has 2 lots). Then they started calling it a "Cluster Home" development.

I am sure no one would bother diving so far back into the back and forth between KDH and SAGA (like I have, because the hellscape is now my neighbor). But it does open the eyes to how SAGA operates. What they built there covers nearly the whole buildable surface with little regard to run off. They read the rules very carefully and plan housing that goes right up to the limits of height restrictions, lot set backs, the works. The pools for the front 2 units are jammed up against the toe of the dune. Good luck keeping the dune from swallowing the pools, fellas.

We were down here in June during those 100+ scorcher days. There was a medical emergency in one of the units. The emergency vehicle had to park across the street and the EMT's had to cross the beach road with their gear to attend to the emergency. Not good.

SAGA will build the biggest or most overly developed project allowable by The Town of Nags Head.

I'm seeing this stuff horribly at N Myrtle Beach right now and it makes me sad for how pristine and uncluttered this place was when I was 10 years old.

OMG, EZ! Back in the day, all high school graduates in my hometown went to Myrtle Beach for a week after graduation. Still do I think...but better be packin' now. We headed to the "Attic" to watch the Alabama band. So much fun!!! Of course, all of us girls danced with each other. The boys were wallflowers.

About 15 years ago, my son and I were at N Myrtle Beach at some kind of club that had bands on the beach during the day. Family vacay. I was laughing at some of the cougars (ewww) with their young guys and mentioned it to my son. He looked at me and said ...."not in a million years with what you are wearing".....

We laughed and I agreed.

There may have been some cougars in there, Greg.. I didn't know what that meant at age 18. I just know that I liked my girl friends better than any boy. Lol! No pressure on them at all.

Good point. Some look like the Soviet 70's. Some look like the 50's projects. Welfare warehousing, as it were.

We moved out of Camden (NJ) in the 70's. Why would we pay top dollar to go back to that for a vacation?

The real question is, do they care? And they are so huge, and employ so many subs, that most locals are loathe to bite the hand that feeds them.

To them, it's about maximizing buildable space and bedroom count. To be honest, the commissioners also love the occupancy taxes that will pay for all of the nice things they have down here (anybody see our new firehouse?).

The only people who are unhappy are people like me who have to look at this. I used to see the ocean from here.
