Just got a letter from insurance Company. This is a new one on me. Need recommendations on roofing companies. After reading some messages on here, should I feel fortunate I wasn’r dropped?

“Based on our records, your roof is, or will be 15 years old. Roofs of this age, especially in the Southeast, are nearing the end of their useful life due to the almost year-round UV exposure, heavy rain, intense heat, and wind.
Roof age and condition are important factors that we take into consideration every year as part of our underwriting process. Within the next year we will require the replacement of your roof in order to be offered the option to renew and continuation of your policy.”

You're not alone. Underwriting won't write for a policy where a roof is past its usable life, and people are getting notices either because they didn't document roof age with the insurance company years ago when they bought (often because they didn't know) or because the aerial technology being used to assess roofs is indicating excessive wear or aged past usable life.

State regulators will tell you it's all underwriters (they're shared) but there's at least one broker in OBX who will insist he can get you a policy. He might, but I wouldn't count on the coverage or it being renewed after a year.

This is not uncommon these days. As a Realtor selling homes here it comes up now and then with some insurance companies and the age of the roof. If you can get a subsidy for a new fortified roof then look at doing that. I was told the state does not have roof money set aside for 2024 and they hope they will have some later in the year. Another option is to speak with other insurance companies and ask if they have a max roof age, many don't.

OBLEX Roofing 252-305-3235 recently did my new roof and did a great job. He also knows all about the fortified roof subsidy.

I switched homeowners' insurance company this year due to a great rate increase. The main concerns from the new company were the age of roof, the breed of any dogs, and questions about the pool. Then they sent an inspector out to verify. Fortunately, roof is only 2 years old.

Switched companies last year due to NC limit on increase they wanted. New company required pictures of all side of house, roof, dog, sink connections, washer hoses, gutter guard, etc. Rood age one of the first questions they ask along with do you have pool, hot tub trampoline... All and all and easy process but not looking forward to doing it every year.

Yes, sir! I'm glad you reminded of this program. We are very happy with this roof fortification program and it was handled so professionally by administrators in Grandy. (BTW- we like Grandy and my son duck hunts there sometimes).

And we love love love our insurance person for our home on HI. She calls us to discuss if anything changes. Of course, it's gone up given the times, but she walks us through it. Never blindsided like Allstate and other companies. First name basis.

I tried to apply a month or two ago and was told there is no money set aside yet this year. I needed to replace the roof so I couldn't wait for the money to be in place to cover the program. It seems it is a subsidy that needs to be subsidized each year.

Tim, When the program was first announced back in 2020 or 2021, I applied and was accepted.....at that time, the fortified roof needed to be finished by 7/31/22, I think....The grant was $6000 at that time....we himmed and hawed for a year over doing it, then they extended the grant thru 2023......then it got extended again thru 2024 plus the grant increased to $8000.....during all this, I kept checking on my status for the grant, and they assured me that I was still included. I finally nailed down a contractor that not only gave me the best price, but was super easy to work with. (mueller builders)Our fortified roof is scheduled for November and is only costing me $2300. Hope you can get in on it next year.!

Since this is our decision, sconce I received great feedback, here is my next question. If within this year, there is storm damage ??what would be the chances we would be denied coverage for damage.

What they will cover depends on the policy and the current condition of the roof. It might be worth having Gallop or someone else come out and take a look to see if you have any issues brewing that could be repaired. It's good protection for the home, too. Then whomever you have do the quote will already have measurements to quote you for a fortified roof later.

If it is damaged they well may have gotten the funding in place and you can just have it put on then.
