They are posted advertised rates, I believe I have to approve them by the beginning of September. Renters are also not paying the rates yet, only an advance fee to hold the week.
Ah, okay. That makes sense. Guests have been complaining about two particular PMs and indicating they paid X amount this year and then pre-reserved with a fee and then are later getting a contract that reflects higher rates and they've been cancelling and upset at having to walk away from the reservation and lose the advanced hold fee.
Which PMs are people complaining about?
Another thing that is happening, and we saw on our rate suggestions, is the length of the high season is increasing. It used to be that up until Mid-May (or later) rates would be pretty much the low season rates, and then they would ease up through June, be at peak in late July, then ease down through August.
Now it's reasonable for peak to be from basically early june through mid August, and September/May rates are still very strong (50% of peak)
So if you have historically rented say, the week before memorial Day or the second week in September, maybe you were used to paying 2900/week for a house that goes up to 8000 a week on peak...and now because it's being billed more like high season, it's going up to 4500, which is a huge increase.
The peak weeks may not be seeing these 50% increases, and the Jan/Feb weeks may not be seeing these 50% increases, but I think the shoulders are what's getting the biggest bumps.
