So we are completely out of luck. We’ve asked for pictures of the renovation and also asked to speak with management with no success. So if anyone is in four seasons in Duck this week, drive by pirates treasure (104 ships wheel court). Not sure when my money will be refunded. Also lost 500$ on my golf cart rental if they don’t re rent it. What a nightmare! We’ve rented through Twiddy many times, but never again!!

Wow! As a home owner who rents im appalled. I’m sorry this happened to you. Many People plan these special trips and look forward to a vacation for a long time! I can’t prevent all issues at my house, but I would take all steps needed to remedy the situation and demand my pm communicate with the renter.. Besides the impact to the renter, when someone does this, it hurts all our business. Twiddly should have a responsibility to give a detail explanation. I wish I could help, but as you are aware, most obx is at 100% through the season.

I can’t believe that Twiddy wouldn’t allow you to speak to management. That’s ridiculous. As a former Twiddy owner, I’m shocked. It’s totally unacceptable. And something really smells fishy, because if the excuse was legit, they should have no problem giving you any information they can.
The only thing I can imagine to make it legit on Twiddy’s part was if they had to can the owner for some reason, then they would not be able to speak freely due to possible pending litigation.
The house is held in an LLC, but it’s pretty easy to find the owners, if you wanted to go that route.

I know it's somewhat different. We made it down to our hotel in nags head to find our our room became uninhabitable. In summer. The Look on my face must have been total defeat after a long drive. The manager or owner arranged a no cost to us upgrade at THE BEACON. I was beyond grateful with a young teenager in tow expecting a pool. They both treated us well in the process. I was NOT expected to find a place. It waa offered.

Renovations on properties are running way behind. Materials are hard to get and people to install said materials are even harder to get! A house across from me has been under renovation since last fall. Right now they are frantically working on it trying to get it realdy for rental. I would have guessed this may have been the one you rented, but it's up in Sanderling. This last week has been really hectic over there, and as far as I can tell, they have not made the deadline. Honestly, I think things are just running way behind. Lack of materials and lack of workers are taking a huge toll.

I'm not taking up for the property manager necessarily, but based on past experiences of my own and with family members and friends, I'd say the likelihood that this was at the property owner's direction is about 99% unless there was a sudden catastrophic failure on the property within the last 48 hours (major plumbing/electrical/structural issue), or the previous tenants completely trashed the place.

This is another gripe I have about renting houses. Aside from having to reserve and pay months in advance or more, if anything happens to the property at the last minute, those who are next in line are sometimes out of luck, especially if it's peak season and finding a comparable place is next to impossible. A similar situation happened to a friend of ours a couple of years ago. The night before she and her family were supposed to leave, she got a call saying a water pipe had burst at the house they were planning to rent and it apparently flowed for a couple of days before it was discovered, resulting in enough damage that made it unrentable. Fortunately, the property manager was able to find them something else on short notice, but the larger the group the more of a challenge it becomes.

Spot on Mountaineer. With rental management companies sold out just about all summer, having to cancel someone's reservation is bound to happen as a lot can go wrong with a home that is beyond anyone's control. Perhaps the house is no longer habitable due to a severe leak, mold, whatever, something that will take weeks to repair. Likely more than one guest will be displaced. It happens.

Basically had this happen to us this spring in hatteras with OUTER BEACHES REALTY. What everyone needs to understand is that as a renter you basically have no rights zero. Yes we got our (fully paid) money back, and luckily were able for find something suitable with Midgett. I filed a complaint wit North Carolina Real-estate Commission and might as well have complained to our cat. Zero response.
My opinion which mean nothing is that regardless of why , the rental agency should have to find you something suitable even if they have to reach out to the competition. Saying you have nothing available is a big BS. I hope I see the day when the shoe is on the other foot and these firms get something akin in return. I know is some cases they are only the messenger but they are also the ones getting a commission on 98% of the rentals. Total cop out on the agencies involved, Twiddy in this case, OBR in ours and the chief laz a fair firm the NCREC. Just my 2 cents. Hope it somehow works out for you folks

I disagree on my levels but I'll just address the complaint to the NCREC. They enforce rules and from what I can see so far no one really knows what happened to make the house unrentable but it happens and complaining about it to the NCREC is not what they are there for so yes, it was a waist of time since it was most likely not the PM's fault. Their job is not to punish or get money for you.

It doesn’t help the renter but at least at least clears up that they are not getting screwed because the owner wanted it or worse…they got a financial offer they couldn’t refuse. 48 hours notice…the pm needs to do better communicating!

I’ve been waiting 3 months for some soffit vents on one of my homes because contractors are so backed up. Maybe the owner had every intention of renting it and can’t. Maybe the deck has been deemed unsafe and needs immediate replacement….

What if they thought the contractor was finishing up and called 2 days before telling them they ran into another problem or couldn’t complete it. This isn’t like having someone at your main house put on siding. Lots of absentee owners who live in other states.

Or maybe the owners just decided they wanted to use their million dollar beach home this week , sucks very very badly.

Trip insurance is usually most sought after for hurricanes, but it serves here as well, including covering increases if a replacement option is more costly (because in this scenario the rental amount will be refunded, so all insurance will cover is the added expenses).

Lots of assumptions here. It's not just getting the work done, it also has to clear inspection and have a CO. That often comes down to the wire, even when there isn't a new federal holiday that ends the week early.

We don't know the details, nor should we. The PM is the agent of the owner. The PM has responsibilities to the guest and will certainly be issuing the full refund, but the PM is the owner's agent, and that means the responsibilities to each party limit what it can disclose to the other.

Well, if you put 11 people out of a well earned and much anticipated vacation two days beforehand with no alternate plan, expect blowback. And lots of it too. I would be filing in Small Claims Court if it were me. You better be prepared to back up your claim of immediate renovations required or the judge will favor the plaintiff.
