How will they come up with the $75 million to build it?
What they always do … raise taxes and fees on the locals and the tourists.

Septic will be a big issue if the Pamlico Jacks lot isn’t in the mix. Probably why they like Option 3. I worked on the old Windmill Point lot and Soundside, I want to say there was something about the perc there but it’s been a long time.

The thing they had planned for the event site was not allowed because the lot did not perc well enough to support it. It was a big joke here that the county bought the land, burnt down the building and never checked to see if it would perc. If it was a problem then it still will be.

It doesn't have to perk. A venue like that can operate on a pump and haul system. I am not for it but I don't think it will be stopped at this point.

Nags Head banned pump and haul after Lone Cedar did it.

Any land can be made to perc, but it's not cheap. A lot of soil will have to be dug out and replaced with specified sand and an engineered septic system installed. For those unaware, most of the OBX is on septic hence why building density is low compared to many other places.

Agree, its all about money, Big $$$$...Septic/Sewage is a big issue with development. A concern is that The Village at Nags Head ( my home), 1/2 mile north has the only water treatment facility in the area! Developers in the past have attempted to tap in and have failed! This venture with the County, Tourism Board and possibly the Town of Nags Head involved, tapping in might fly, even though there is no room for facility expansion! I am sure that is on somebody's agenda (hidden)! Some may call it Progress, however this type project will change the character of the Town. not for the good! Just my opinion!

I'm amazed the Tourism Board would hire a consultant and listen to any recommendations that not incorporate ordinances like parking, septic, and lot coverage.

Imagine the fees Johnson Consulting will collect over time as they submit & resubmit concept drawings for the site.
